Usually when there is deterioration or even a puncture in the roofing membrane, water can seep in and saturate the underlying layers and insulation. Because these areas tend to hold the heat longer compared to dry areas, the camera is able to use that held-in-heat to locate the problem area(s).

In order to get the best results, the scans are usually completed in the evening of a mostly sunny or warm day. During the day, the sun will heat up the membrane and underlying layers. As the roof cools off at dusk, the areas that have been saturated will still be warm. We then use the camera to take thermal images and thermal video of your roof.

All roofing materials hold the moisture differently and produce unique patterns because of it. Improperly sealed membranes, such as TPO or EPDM, will show the moisture along the seams whereas asphalt roofs show more circular designs when the moisture is detected.
